What problems can a broken or damaged boiler create??

A broken boiler can be an enormous inconvenience, making everyday life quite difficult. Being left without hot water or heating, especially in the winter, can be uncomfortable, and even dangerous for the elderly.

Why should I have my boiler serviced?

It is recommended to keep your unit in good health to lessen the likelihood of loss of heating and hot water, but also to help keep other dangers, like leaking poisonous gasses, at bay. A good working boiler will also ensure you are not wasting valuable energy and money.

What is a gas certificate?

As the owner of a property, it is your legal responsibility to ensure that all gas appliances are safe and working correctly at your properties. For any gas appliance, such as a central heating boiler, gas hob or gas fire, a gas safe certificate is required to verify this. A gas certificate, in accordance with The Gas Safety (Installation and Use) Regulations 1998, can only be issued by an engineer registered with the Gas Safe Register.

Do landlords need Electrical Certificates?

To protect your tenants, and yourself as a landlord, electrical inspection and certificate is highly recommended every three to five years. It is important to prove that you have taken reasonable steps to ensure that your tenants are safe, and not at any risk from electrical faults.

What are the warning signs to look for in a boiler?

There are several signs to look out for; most obviously if your taps won’t run hot water or your radiators won’t heat up. However, you should also look out for any drips and leaks, strange whistling or gurgling noises, a loss of pressure and the pilot light going out.

How can I tell if my boiler has any problems?

A failing boiler isn’t always an easy thing to spot, but you can keep an eye out for a few signs. The most common is the loss of heated water, and no central heating. Another helpful indicator is the colour of your boiler flame. A healthy boiler flame should be blue. If you have a yellow or orange flame, then this is a clear sign your boiler needs a health check.

What about Landlord Gas Safety Certificates?

As a landlord, you have a serious responsibility and duty of care to your tenants. You need to make sure that your property is fit for tenants, and that it is completely safe. To help you reduce your energy and gas bills, our engineers also provide all landlords with free efficiency advice with every certificate. Every gas certificate is valid for a year from the date it is issued, and a copy must be provided to tenants.

What is an Electrical Certificate?

An electrical inspection examines the state of the electrical wiring throughout your property and checks if an installation meets safety standards. Once the inspection is completed, you are issued with an electrical certificate or Electrical Installation Condition Report (EICR). This outlines whether your installation is satisfactory, or whether any issues have been found.
